Getting burned twice by a wildfire.

My 2nd home, damaged by a wildfire, was estimated at 15 k for all reconstruction and 4K for contents cleaning, & no ALE by the Ins. Co. After I thoroughly choose a General Contractor, his exactimate was 80k + any damages unforeseen, just for the reconstruction, not my loss of use or personal property, and with no guarantee.
I then disagreed with the Ins. Co. estimate and asked for a smoke particle test to be done, per the policy. The Ins. Co. agreed, sent in an engineer, but did not do the test. They then readjusted to 20k.
The Ins. Co. waffled, and I ended up moving forward with reconstruction by funding it myself, just 40 days after the fire. The total cost was 135k just for reconstruction, with out any guarantees.
Then Ins. Co. after 100 days, paid the GC's sub contractor for an estimate, privileged only to the GC, then readjusted to 43K + a storage of contents expense of 1200.00, still no ALE.
Upon the home completion and after reading your book, I requested the Appraisal clause provision and submitted a Proof of Loss, just for 29K for contents destored, and 40K for fair rental value and incurred ALE.
The Ins. co. attorney wrote back saying it was excessive, I resent a cert. letter stating it was reasonable, please accept or deny my proof.
Today I am awaiting the out come of my appraisal, which has been taking quite some time.
Thank you for the book, It has helped me and my family ease our anxiety. We have been unable to find an attorney on contingency and have exhausted our assets.
What a nightmare this has been. Hind sight is 20/20, I wished I would of hired a public adjuster at the time of the fire.
